Romspen & Trez Capital

Contractual maturity is not the same as cash arriving.

Distinguish contractual maturities from supported cash arrivals. Model better loan cash-cycle visibility and lower forecast error before portfolio liquidity assumptions drive a fund decision.

01 / THE PUBLIC RECORD

What happened.

Romspen’s November 2022 notice deferred redemption payments amid reduced loan repayments and elevated redemption requests. Its earlier portfolio disclosure showed predominantly short contractual maturities, illustrating why a maturity schedule alone is an incomplete liquidity forecast.

Trez Capital announced temporary redemption suspensions for five open-ended funds in August 2025, citing market conditions and loan workouts. These were separate fund actions in different periods. Their shared analytical theme is the relationship between actual asset cash realization and investor withdrawal obligations.

THE RISK MECHANISM

A fund can hold secured loans and still face a cash-timing mismatch. Extensions, delayed property sales, construction setbacks, and workouts affect when capital is available to meet redemptions.

02 / CONNECT THE SIGNALS

From individual facts to a fuller picture.

Documented in the source record
  • Romspen cited suppressed loan-payoff activity and elevated redemption requests.
  • Trez’s August 2025 notice cited market conditions and active loan workouts.

Questions for retrospective review
  • How much of the repayment pipeline depends on refinancing or a property sale?
  • Which extensions, project delays, or reserve changes alter the expected timing of cash receipts?
  • How does the revised asset forecast compare with redemption demand and available liquidity?

The review questions are analytical prompts. They do not establish that particular data was available to the institution at the time, or that a different process would have changed the outcome.

03 / THE Amlok INTERVENTION

A different decision starts here.

Connect expected loan repayments to the evidence supporting the borrower’s exit, then stress the timing of available cash.

EVIDENCE THIS SCENARIO REQUIRES

Authorized loan schedules, actual receipts, borrower cash flows, available project-exit evidence, and fund-level obligation assumptions supplied by the manager.

  1. 01

    Challenge the assumed cash arrival

    Evidence to connect
Contractual maturities, payment history, borrower liquidity, and available sale or refinancing evidence.
    Amlok output
A loan-level cash-cycle view distinguishing a scheduled date from an evidence-supported repayment assumption.

Decision it could supportEscalate expected repayments whose timing depends on an unverified sale or refinancing event.

  2. 02

    Aggregate the timing exposure

    Evidence to connect
Supported loan cash flows, outstanding obligations, and shared borrower or project dependencies.
    Amlok output
A portfolio view of expected receipts, uncertainty, and the sources supporting each item.

Decision it could supportReview concentrations in the same repayment window before using them to support liquidity planning.

  3. 03

    Stress the cash gap

    Evidence to connect
The frozen loan baseline with explicit delays, reduced collections, and manager-supplied redemption assumptions.
    Amlok output
Scenario comparisons showing how delayed cash arrivals affect the planning picture.

Decision it could supportSupport manager decisions on liquidity reserves and review priorities while preserving each scenario’s assumptions.

04 / MODELED IMPACT

Put numbers behind the opportunity.

These scenarios apply Amlok’s supplied comparison rates to the review described above. They are projections, not measured results at Romspen & Trez Capital. Count-based scenarios use an assumed population, not the institution’s actual records.

MODELED SCENARIO

Working-capital cycle visibility

Assumed population: 1,000 eligible loan cash-cycle assessments.

Baseline scenario650
With Amlok, modeled≈790
+140additional visible loan cash-cycle assessments

More loan reviews could connect cash availability to the evidence behind repayment timing.

Calculation & assumptions

Comparison inputs: 65% → ≈79%.

Population calculation: 1,000 × 65% = 650; 1,000 × 79% ≈ 790. Difference: ≈140 additional.

Relative change: (79 − 65) ÷ 65 × 100 ≈ +21.54%.

14 percentage points higher than the input baseline. Assumes working-capital visibility transfers to the selected loan cash-cycle assessment unit. This is not fund-level redemption coverage.

MODELED SCENARIO

60-day cash-flow forecast error

60-day underlying-loan cash-flow forecast error

Baseline scenario20%
With Amlok, modeled≈18.5%
7.5%relative reduction in forecast error

The modeled error in underlying-loan cash forecasts declines from 20% to 18.5%.

Calculation & assumptions

Comparison inputs: 20% → ≈18.5%.

Relative change: (18.5 − 20) ÷ 20 × 100 ≈ −7.5%.

1.5 percentage points lower than the input baseline. Assumes the same forecast-error definition and comparable evidence. Fund redemptions and asset-sale liquidity require separate modeling.

View the supplied comparison inputs

From a projection to a validated result.

Replay expected loan receipts at each historical cut-off and compare them with realized cash arrivals. Keep fund-redemption assumptions separate; test loan cash-cycle coverage and forecast error first.

The two funds’ historical events are distinct. The projection does not describe current redemption status or guarantee that contractual loan maturities produce cash. The supplied comparison rates are approximate scenario inputs; no institution-specific replay or confidence interval is available for these estimates. The two metrics describe separate dimensions and should not be added together.

05 / EVIDENCE & SCOPE

Read the source material.

The case describes notices issued in November 2022 and August 2025, not the current redemption status of any fund. A redemption suspension is not itself a finding of fraud.
