AT A GLANCE

The idea in brief.

A mortgage decision creates a relationship that can outlast the evidence used to approve it. Income changes, other obligations accumulate and the contractual payment may reset at renewal. An effective workflow connects the application to a dated affordability assessment and keeps that assessment available for later review. This guide covers purchase, refinance and renewal evidence while distinguishing insured and uninsured lending, fixed and variable rates, and different lien positions.

  • Keep property value, income verification and repayment capacity as separate evidence questions.
  • Make renewal scenarios reproducible, with the rate convention and remaining amortization stated.
  • Carry the approved assessment into monitoring without overwriting its original assumptions.
Evidence & scope

A practical implementation guide grounded in Amlok’s documented product scope and segment research. Market figures retain their original population and period. Worked examples are invented, reproducible scenarios. They do not represent customer results, underwriting cutoffs or claims of validated model performance.

The market and the decision.

CMHC’s May 2026 release reported national mortgage delinquency of 0.24% at 90 days or more in Q4 2025, compared with 0.21% a year earlier. This is a dated portfolio observation, not a probability assigned to a new applicant. [1]

The underwriting question is broader than whether arrears are currently low. A renewal can change the installment while income and essential spending remain fixed. A refinance can release liquidity while increasing leverage. A property valuation may be sound yet fail to answer whether the household can sustain the required payments.

What Amlok brings to the workflow.

Insights supports a frozen assessment built from authorized income, obligation, application and property evidence available in the agreed workflow. It can bring supported attributes, calculation results, verification findings and unresolved gaps into a reviewable risk snapshot. Gross income needs appropriate evidence; deposits alone do not establish gross earnings. [2] [3]

For a mortgage team, the opportunity is consistency across the file: the same income window feeds the affordability calculation, the proposed payment matches the contract scenario, and each value has a dated source. Signal can preserve that decision context through renewal and ongoing monitoring. The lender continues to set underwriting policy, approve terms and determine any customer support or intervention.

Connect the evidence that matters.

Agree the evidence perimeter before asking for an assessment. Each record needs a subject, source, observation date, currency where applicable, and coverage window. Resolve conflicting statements explicitly; the most recently uploaded file is not necessarily the most recent financial position. [3]

Measures your team can review.

Use the definitions below as an assessment specification. Your institution selects policy thresholds and permitted adjustments. These measures are useful only when their inputs, time periods and contractual meanings align. [4]

  • Gross debt service: included housing obligations divided by supported gross income under the stated policy.
  • Total debt service: housing obligations plus other scheduled debt divided by the same income measure.
  • Loan-to-value: mortgage exposure divided by sourced property value at a stated date; show additional liens separately.
  • Renewal sensitivity: payment and residual-cash changes under a named rate, amortization and compounding convention.
  • Monitoring performance: confirmed changes and false alerts per borrower-month, measured against dated evidence.

Worked example: a renewal moves the monthly margin.

Assume CAD 400,000 remaining principal and 20 years of amortization, with monthly payments and a fixed nominal annual rate compounded semi-annually. The effective monthly rate is (1 + annual rate / 2)^(1/6) − 1. Applying the standard amortizing-payment formula gives approximately CAD 2,117 at 2.5% and CAD 2,629 at 5.0%.

With CAD 7,000 monthly net income, CAD 3,000 other essential expenditure, CAD 700 other debt payments and CAD 500 additional housing costs, residual cash falls from about CAD 683 to CAD 171. Values are rounded to whole dollars. This is an illustrative payment scenario, not a qualifying-rate rule or forecast.

Keep the original decision in view.

Monitoring should preserve the original evidence and distinguish a change in payment from a change in income or expenditure. Renewal dates, amended schedules and lender-supplied repayment records give financial changes their contractual meaning. A borrower can remain current while the available monthly margin narrows materially.

Keep source coverage explicit. A disconnected income account is an evidence gap, while a documented change in recurring pay is a financial observation. Route each through the appropriate review path and retain the evidence date. Signal supplies assessments and alerts; the lender decides on renewals, accommodations and customer communication. [3]

Proposed implementation pattern for Consumer Mortgage. Insights and Signal supply assessments and supported changes; the institution owns decisions and intervention.[3][4]

Build it into your operating model.

Start with one defined use case, your current decision policy and the output your reviewers need. Confirm which source connections, document types, calculations and verification stages are available within the agreed workflow. Create the subject and application, obtain the required authorization, synchronize permitted records and inspect the ready input manifest. Freeze that evidence window before launching an Insights underwriting run. [3]

Store the completed risk snapshot with the lender’s actual decision and its reasons. For ongoing monitoring, use a ready approved baseline from the completed assessment or the agreed existing-portfolio onboarding process. Signal compares newly available evidence with that baseline. Signed webhooks notify your systems; source cadence and consent determine freshness. A requested daily check does not guarantee daily source data. [3]

Design separate routes for a supported risk change, a source outage and an unresolved discrepancy. Retain source references and reviewer corrections. Borrower outreach, payments, limit changes, collections and insurance administration remain in your authorized systems. Verification and analytical investigation are included stages within an entitled Insights or Signal workflow, not independent Amlok products. [2]

Prove the fit before expanding.

Create distinct purchase, refinance and renewal cohorts. Check income and contract extraction before evaluating outcomes. Hold out borrowers and later origination or renewal periods. A US mortgage-origination dataset cannot establish Canadian repayment performance. [4]

For a renewal pilot, compare independently recomputed payments, missing housing-cost rates and reviewer corrections. Measure whether a monitoring signal arrived before the defined event using only information available then. Keep current, modified, cured and delinquent contracts distinguishable in both training and reporting.

Agree success criteria before reviewing the test results. Compare the current process and the Amlok-supported process on the same permitted evidence, recording analyst time, corrections, unresolved cases and completed outputs. Report coverage alongside speed so incomplete files cannot make the workflow appear faster. Monitor quality by source availability and relevant customer cohorts, with uncertainty where samples are small.

Amlok’s public results currently document specific structured-loan and financial-evidence retrieval experiments. Those results are useful evidence about those tasks; they do not validate every product, institution or industry in this guide. A deployment claim needs a representative evaluation of your use case. [5]

  • Scope: choose one product, one decision moment, required evidence and a clearly accountable reviewer.
  • Replay: use dated historical snapshots with later outcomes kept out of the input evidence.
  • Shadow: compare outputs alongside your existing process before relying on them operationally.
  • Expand: review quality, data continuity and monitoring relevance before adding further cohorts or sources.
